We are still in a seller’s market.
The Sacramento area April 2018 real estate sales data is now available for your perusal. The data represent single-family dwellings.
To no one”s surprise it is still a seller’s market in all three counties. The number of transactions has increased from last month as well as compared to last year.
Sales prices have increased in Sacramento and Placer counties; double digits from last year, however, El Dorado County is in the neutral camp regarding sales prices; close to zero.
If you have thoughts of selling your home, I would suggest that NOW is the best time. The future is unclear as interest rates have continued to increase, but still very low relative to historical norms. The situation is that many of the buyers of today have never experienced rates much over 5 percent. I would hate to believe that panic will set in as rates continue to rise, but could happen. Have your For Sale sign in the ready to capitalize on current market conditions and maximize your gains.
I remind you that in most cases there are no capital gain taxes on gains of $500,000 if married and $250,000 if single. Your CPA can speak to your specific situation.
