June sells data shows a seller’s market.
Sorry guys I thought I had posted the June results.
June is still showing a seller’s market in the Sacramento area. Not because of higher pricing compared to last month or last year, as pricing is somewhat neutral; the inventory is still below that magical three month’s worth. Once we reach three months the sentiment will turn to neutral.
El Dorado County is close to three months inventory (2.8 months), with Placer and Sacramento still below the two months inventory number.
The inventory number represents how long it would take to deplete the inventory of all available homes for sale without additional new listings.
I believe we are entering into the seasonal slowdown when compared to the amped market activity of Spring. Still robust.
For those considering selling, prices are holding; slightly down or neutral from last month and steady compared to last year. In June El Dorado County had a pricing bump whereas Placer is slightly down and Sacramento County neutral. You have not missed the pricing appreciation.
