Sacramento Area May 2018 Real Estate Sales Data
The overall theme of the real estate market in the greater Sacramento area is the same as last month. We are in a seller’s market with the only difference from last month to this month are higher numbers.
As in the previous post, I provide monthly detail for Sacramento, Placer, and El Dorado Counties going back 15 months. All three counties have similar results.
Sacramento and Placer counties’ “for sale” listings are up from last year and last month. However, El Dorado County “for sale” inventory is down.
“Sold” units are down in all three counties compared to last year. El Dorado “sold” units are also down from last month.
The average price per square foot is up; Sacramento average is $237, Placer average is $243, and El Dorado average is $246.
Whether a buyer or seller, the most interesting number is the “sales price” versus “original asking.” This ratio is before any price reductions; Sacramento is sitting at 100%, with Placer and El Dorado both at 98%. This percent is essential in determining what to offer and what to accept.
Sold pricing is eye-popping compared to last year. The appreciation for Sacramento is 8%, Placer is 12.5%, and El Dorado is 19.2%.
