No matter how you slice it, the Sacramento real estate market data for March 2021 favors sellers.
Available inventory is sitting around one month.
Placer and El Dorado Counties mirror each other regarding activity and the landscape heading into spring. The ratio of asking price to actual selling price is 100%. Not a lot of negotiations happening.
In Sacramento County, that ratio is at 102%. This occurs as there is a higher number of lower-priced homes and increased demand for those homes.
What is eye-popping in regards to Sacramento County, homes tend to sell within 15 days of listing date.
As we head into spring, inventory is 40-50% compared to last year; however, units sold are equal to the previous year. Something has to give, would you not think?
My one caveat after reviewing the Sacramento real estate market data for March 2021–if you are considering moving out of the area, I suggest selling now.
