The books closed for July. Below you will find the end of month market data for Sacramento, Placer, and El Dorado Counties. The narratives reflect all transaction data that appeared on the local multiple listing services, MLS. So the Eastern parts of El Dorado and Placer Counties may not be represented.
What was the screening methodology?
None. All dwellings types and price points were included in the gathering of the data. The reports are an aggregate of all data for each county.

Is the market appreciating or depreciating?
Examining the actual unit sales data would lead one to believe that Sacramento and Placer Counties are experiencing a “sellers” market with El Dordado County remaining neutral. Based on sold units data a sellers market is available inventory of less than three months. Three to six months worth of inventory is considered neutral. Over six months of inventory represents a buyers market.
What to glean from these reports?
Placer and El Dorado Counties pricing appears to be in neutral camp. Not a lot of movement from the June figures. Whereas Sacramento County is experiencing some marginal appreciation in pricing. This would include average and median sales price and price per square-foot.
Most matrices are indicting a slight depreciation in market value for Placer and El Dorado Counties. So slight, I call is neutral. Sacramento is slightly opposite. From my point of view, if you have an idea that you want to sell your present home now maybe the right time. Pricing may have reach its’ peak for this year. Buyers are still experiencing low interest rates so they have an incentive to be decisive. If and when interest climb this will place pressure on buyer’s affordability. When that happens, sell prices will be the first to suffer.
