Salesperson what are you going to do for me?
When a property owner decides to sell their home, there are a vast number of agents from which to choose. Drilling down, the potential sellers need to understand what is it sellers really want from an agent.
The interviewed agents will prepare all kind of statistics of how great they are and why the seller should choose them to be their representative. The agent will also speak of their marketing plan and how powerful it is. Unless the home is in the luxury category, most agent’s marketing consist of placing the listing in the MLS though much more should be done.
All sellers looking for the same thing.
All sellers want the same thing from their agents regardless of listing price. Agents who understand the need and manage expectations will fulfill their obligation to their client. Sellers shouldn’t buy promises.
Sellers rationalize all kinds of stuff. I need excellent communication; yes that is important. Personalities need to mesh. This one is not extremely important as long as the agent is competent and looking after the seller’s interest and the seller believes that to be true. Could be a robot, which may be the case in the future. Sellers want agents who listen and respond promptly. I know I get irritated when I call a competing agent and have to wait hours to get a response if at all.
Then looking into the sublime, sellers tend to gravitate to attractive young agents. You can draw your own conclusions from this observation. I have my thoughts but will keep those private.
All the above are characteristics an agent should possess (I flunk the attractive young agent), but is not the bottom line for the seller. So what is it that sellers really want from their agent?
The answer is so simple.
It is a BUYER who completes the transaction, simple as that. Sellers aren’t concerned with who brought the buyer to the table. Agents tend to get caught up in that minutia. We all tend to over think the question; what is it sellers really want from an agent? Sellers just want someone to purchase their home so they can move on with their life. And of course get the green.
